■  Courtesy Recordings (Deeds, Mortgages, UCC, Satisfactions): If a property you are thinking about purchasing, or a business you want to buy, is entangled in any uninsured dealings, we can search courtesy recordings to make sure you won’t have any potential liability hanging over your head.

■  Obtain copies of all recorded instruments from all counties: If documents related to a property or business have been filed in any other state jurisdiction, you need to know about those documents, and what the implications of those filings are. We’ll take care of that for you.

■  Prepare Deed & Transfer Documents: If deed and transfer documents aren’t prepared with attention to every detail, you could find yourself back at the negotiating table or in front of a judge.We’ll make sure that doesn’t happen.

■  Prepare Discharge 1 Satisfaction of Private Mortgage: If a property has been pledged as collateral for  previous loan or other financial dealings, we’ll make sure you know about it.

■  Prepare UCC-1 & UCC-3: These filings by creditors give notice that someone else may have interest in a real property you want to purchase. That’s something you’ll definitely want our help finding out about before it is too late.
